How can I know how much my house will sell for?
If a property is competitively priced, aggressively marketed and well-prepared, in some markets it can sell quickly at close to (sometimes above) asking price. - provided that the asking price is realistically calculated in relation to the current real estate market.
So, what goes into determining the market price? Of course we won’t really know this until it sells. Market price in reality is what a buyer will pay for it, so our pricing strategy is our best effort to predict what that will be. We will consider:
- what similar houses in the same area have sold for in the past 6-12 months;
- the price at which similar houses on the market are listed; and
- the amount and kind of preparations you are willing and able to undertake to get the house ready to go on the market.
Factors that have absolutely no bearing on the market price (sorry) include:
- what you paid for the house;
- what you have spent on additions, upgrades and improvements; and
- how much you want to net from the sale.
If I had a magic wand, I would get you exactly the price you want. I don’t have such a wand. What I can do, however, is get you the best possible price and terms in the purchase contract we will ultimately negotiate.
