Are You a Competitive Buyer?

Today’s real estate market still brings some multiple offers and some homes still sell above the asking price. I can give you some information about often this has been happening in your area recently.

Minimize the chances that you will find the home you love, then lose it to another buyer, by making yourself more appealing to the seller. No seller wants to take their house off the market only to have the sale fall through and have to begin again. Encourage a seller to choose your offer over others by:
  • Getting a pre-commitment from at least one lender before you begin looking at homes. I can refer you to one or more lenders upon request.
  • If you currently own a home and need to sell it in order to buy, get it on the market or at the very least, be sure it is well-prepared to sell. Give me a call and I can help you understand how best to do this.
  • Be prepared, once you put in an offer on a home, to communicate promptly with your Realtor® during the subsequent negotiations. In addition to a home phone number, a cell phone and email address can be crucial at times.
  • Be prepared to make a meaningful deposit and down payment. Your deposit should be returned if you and the seller cannot agree on terms, but a larger deposit shows that you are serious about proceeding and are unlikely to back out on a whim.
  • Be prepared to be a bit flexible in negotiating minor issues. Don't let, for example, a $300,000 purchase of a home you really want get sidetracked by a disagreement about a $200 chandelier.
